Rental Application Requirements
- All applications must be completed in full and submitted truthfully. A non-refundable application fee of $100 per person is required for every individual age 18 or older who will reside in the home or be listed on the lease. Both the completed application and fee must be received before processing can begin.
- All applicants must provide a valid U.S. government-issued photo ID and a valid Social Security number.
- Applicants must provide proof of income demonstrating a minimum of three (3) times the monthly rental amount.
- Applicants must have no negative rental history, including but not limited to landlord-tenant filings, evictions, unpaid rent balances, or lease violations.
- Applicants must not have any outstanding balances owed to utility companies or previous housing providers.
- Unsatisfactory credit history may result in denial, require an additional security deposit, and/or require a qualified co-signer.
- A criminal background check will be conducted. Convictions or pending charges may result in denial at management’s discretion. A co-signer does not override this requirement.
- Animal restrictions apply and vary based on individual home listing.
Credit & Background Screening Process
As part of our application review process, we use FolioScreen along with Missouri Courts Case.net to conduct a comprehensive screening. AppFolio obtains a consumer credit report, criminal background check, eviction history search, and other relevant screening data from national reporting agencies.
AppFolio also generates a Renter Risk Score, which is a proprietary score designed to predict the likelihood of lease default. This score is calculated using information from the applicant’s credit history, payment patterns, public records, and prior rental-related data. The score helps provide a consistent and objective evaluation of each application.
All screening results are reviewed in accordance with our rental criteria and applicable Fair Housing laws. Approval, conditional approval, or denial decisions are based on the overall screening results and established rental requirements.
